For more than 10 years we have been dealing with the development of real estate in the health sector and have become real estate experts for the social and health economy. Our customers are real estate buyers and sellers, developers and operators.

 

We support our customers beginning with the project idea, the location and site selection as well as the creation of feasibility studies and profitability calculations. As part of the implementation, we acquire the tenants and/or operators and design the required areas on the basis of functional and process planning. Together with the tenants, we develop the practice and usage areas and look for their partners in the field of remedies and aids and medical retail trade.

We developed the initiative for the health center Duisburg-Rheinhausen ourselves. The old indoor swimming pool in the town centre was closed more than 10 years ago. The property was on the market since 2010. Due to the good location, we initially analysed the market for registered doctors and inpatient facilities in Duisburg-Rheinhausen in 2015 and prepared a feasibility study. On this basis, we approached an investor who immediately opted for the project.  In May 2017, the foundation stone was laid for the center with around 5,000 m² of medical use and 1,500 m² of retail space. By this time, 70 % of the space had already been rented. The centre was opened in July 2018. Specialists in ophthalmology, gynaecology, paediatric and adolescent psychiatry, general practitioners, dentists, physiotherapists, speech therapists and occupational therapists have been working in the centre since October 2018, to name but a few. In addition, a facility for intensive and respiratory care and day care has moved in. On the ground floor, a pharmacy, a medical supply store, a specialist shop for hearing aid acoustics and an optician's shop have been set up. The project has a volume of around EUR 18 million and is 90% let.

The town of Dieblich is 10 km from Koblenz. The health and medical care was strengthened by the establishment of a health centre. The initiative for our project was taken by the municipality, as the medical care had to be ensured in the long term. The property was an estate with a restaurant and residential units. The property was extensively renovated. The space requirements were coordinated with the physicians and tenants and implemented accordingly.

 

Today, general practitioners, psychiatrists, paediatricians, dentists, speech therapists and occupational therapists work in the centre. Through the acquisition and settlement of various medical disciplines, local health care was ensured and the property was put to a new and long-term use with tenancy agreements of 10 years and more.

The health center in the south of Duisburg was managed by a service company that provided administrative services for the doctors based in the center. Only 60% of the health center was rented when the mandate was accepted. In 2014, we took over the management and leased the remaining space to doctors and medical service providers. Here, our experience and know-how in the field of medical admission right have led to new doctors settling in the centre. Especially in the field of child and adolescent psychiatry, new physicians could be brought into the centre through a special requirement approval. We have acquired additional internal medicine contract doctor's offices for a clinic operator, so that the clinic has considerably expanded the existing space. Today, 95% of the 6,000 m² of the medical center is rented.

The Koblenz Health Centre used to be a hardware store centrally located in the old town of Koblenz. The area was completely gutted and redesigned for its usage as a medical and health centre. Today the centre is used by orthopaedists, general practitioners, anaesthetists, psychological psychotherapists, physiotherapists and dentists.

 

An area of over 2,500 m² was redesigned, developed and successfully rented.

The office property with 3,400 m² of usable space was developed into a health site. A medical care centre specialising in paediatrics, orthopaedics, neurology, dermatology, psychiatry, surgery and cardiology/pneumology was acquired as a tenant. The areas were planned in consultation with the medical specialists and expanded accordingly by the property owner. The property developed in this way fits ideally into the existing health care facilities in Cologne's Mediaparkt. The concept was developed and marketed for the real estate fund of a German insurance company.

In particular, we support physicians and operators in the acquisition of physicians in private practice and medical care centres with the medical approval and exchange of information with associations of SHI-accredited physicians. In cooperation with doctors and medical care centres willing to set up in business, we have already applied several times for special requirement approvals, which in turn have been approved by the Kassenärztliche Vereinigungen (Association of Statutory Health Insurance Physicians). Therefore, we very often take complex but ultimately also successful routes to the complete rental of our outpatient and day-care health centres.

 

In the area of care real estate, we look for locations for the respective customers and provide support in coordination with the authorities. In addition, we create synergies with established doctors and other health service providers as well as inpatient facilities. Our customers in the care and assisted living sector are international operators of care facilities and fund companies with a focus on healthcare.

 

Thanks to our many years of market experience and our market presence in Luxembourg as a financial centre, we know the investors and their portfolios who are looking for investment opportunities in the social and healthcare sector in Germany.
